As far as choosing the right plan to suit your needs, there are several things to consider.

Your health is going to play a big role in what type of insurance you wind up getting. If you are in pretty decent health, it will be advisable to get your own plan rather than going with the lender's plan. If you do it this way and your health gets worse, you will be the only one who has the ability to cancel the policy. In the case where your health gets better, you could always request that your rates be lowered. However, there are some instances where you may only be able to get the lender's plan, specifically if you feel you will not be approved for another type of life insurance. In general, these plans are going to be more expensive, and it is possible for them to be cancelled. However, you will most likely be able to qualify for one of them.

If you are below the age of 45 you should probably get a lifetime mortgage universal plan. People under 45 are inclined to move more often, and it will be preferable to cover any future loans without the need to re-apply or group together multiple term life policies. A better option is to get a universal life plan. This is a more flexible option, and you will have the ability to adjust the coverage along with your changing needs. If this option is unaffordable for you, the best alternative is going to be mortgage term life. However, be sure that you get a policy that can be converted into a universal life plan down the road. If you are above the age of 45 you should get term life insurance, and in most cases you will still have the ability to obtain a plan with a term that is between 15-30 years. Most mortgages are about this length anyway, so this should work out well. Once again, always be sure to get a plan that is convertible.

It is important to take not of the fact that in many cases your lenders will include mortgage life coverage into your plan automatically. You are going to have to sign a waiver to get out of the plan. It will most likely be up to you to ask about this included coverage, as they are probably not going to mention it to you.

As was previously mentioned, you should only go for the lender's coverage if you seriously have no other options. In this case, it will be better to have any sort of mortgage life insurance cover than nothing at all.
